My partner and I had to relocate to the east coast on rather short notice and originally had planned to put our condominium on the market as-was through a discount brokerage. However, we determined to at least sit down and talk with a realtor about the possibilities and we are so glad we did!!! Rachel gave us great guidance on ways in which we might speed our sale and at a more ambitious asking price, then saw to the overwhelming majority of the necessary legwork on our behalf. (She deserves enormous credit for all of the services she arranged; cleaning, painting, and even re-homing some furniture; but I am particularly grateful for her attending to the carpet replacement with [a big box home improvement store] and then staying diligently on their cases to do right by me. I must say I initially felt some trepidation about the front-end expense of the improvements Rachel recommended but when I look back on how quickly and at what price our unit sold and compare with the time-on-market and final selling price of another nearby unit that sold on the terms we had planned to, it's like night and day. Are there expenses involved with using a full-service broker? Of course. But proceeds speak for themselves and we came out far ahead.
